Project Description: The “Beirut Palace” project consists of building
a high standard beach resort and hotel, including swimming
pools, health clubs, restaurants, and their related facilities.
The total surface area utilized by the project is 122,592
m2. It comprises of 40,864 m2 of private property and 81,728
m2 of reclaimed maritime land (79,413 m2 of reclaimed maritime
properties and 2,315 m2 of enclosed water). Around 500,000
m3 of soil and rocks are needed for the backfilling and reclamation
of the marine part of the project. Most of the backfilling
material will be taken from the material that will be excavated
in the land part of the project. A 700 m-long wave breaker
will be constructed around the marine part of the project.
Services:
Analysis of the legislative framework, review of architectural
plans and sections and particularly those pertaining to the
reclaimed maritime land, conducting terrestrial and marine
biodiversity surveys, geologic and hydro geologic analysis
of the selected site, impact assessment during the construction
and operation phases of the project and particularly in relation
to traffic, air quality, noise, water quality, waste generation,
health and safety, marine biodiversity and socio economic
impacts, developing mitigation measures for all potentially
negative impacts, developing an environmental monitoring plan
during the construction and operation phase of the project,
development of a contingency plan and spill response plan,
developing an environmental management plan to minimize the
impacts and conducting a public participation in coordination
with the Head of the Municipality.
